Luisenpark Berlin-Mitte: cultured urban living right in the heart of Berlin

July 2nd 2018

By South China Morning Post

Home to 3.7 million people from over 190 countries, Berlin is one of Europe's most international cities. People from all over the world are drawn to Germany's capital by its rich culture and heritage, excellent employment opportunities, high quality of life and wealth of recreational activities, among other perks. The city's peerless real estate markets also make it Europe's top choice for property investment.

Covering an area eight times the size of Paris, Berlin is a vast city with many districts, but most people want to live where the action is. Its vibrant central district Mitte (German for 'middle') has grown by 11.5 percent since 2011, putting pressure on the residential market and driving up the average rent price to €16.75 per square meter per month for new build apartments, according to research by Jones Lang LaSalle (JLL). Combined with rising house prices, this makes central Berlin property particularly appealing for landlords and investors.

New developments are striving to meet the high demand for housing in Berlin city center, one of the most notable being the Luisenpark Berlin-Mitte project by Instone Real Estate Development. Not just one property, this is an entire residential quarter of diverse apartments for singles, couples and families being constructed close to fashionable Kreuzberg, the historic core and public transport links.

Right in the middle of things

Tucked away in a quiet side street between Alexanderplatz and Potsdamer Platz, Luisenpark Berlin-Mitte is as central as it gets. It's just a few minutes’ walk to U-Bahn subway stations at Moritzplatz (U8) and Spittelmarkt (U2) that open up the wider city.

Bordered by Stallschreiberstrasse and the former course of the Berlin Wall, this historically significant district is rich in cultural treasures, from the City Palace to Museum Island and Fischerinsel UNESCO World Heritage Sites. The boutiques and international restaurants of Friedrichstrasse and the Gendarmenmarkt are within walking distance, as are the bars and clubs of Moritzplatz and Oranienstrasse in Kreuzberg.

Home to more than 2,500 parks and public gardens, there are plenty of chances to get in touch with nature in Europe's greenest city. The sprawling Tiergarten park and zoo are close by and Luisenstädtische Kirchpark is right next to the development. The local area provides everything families need for a comfortable life, including a supermarket, children's playground, kindergartens and a primary school.

The best of both worlds

The Luisenpark Quarter is a green and peaceful enclave in the heart of the city centre. A private courtyard and gardens designed by Sinai landscape architects set the perfect atmosphere for unwinding at the end of the day, while the underground car park keeps the neighborhood free from traffic.

Residences at Luisenpark Berlin-Mitte are now available at two buildings:

Cosmopolitan Houses

Designed by renowned architects Axthelm Rolvien, the Cosmopolitan Houses offer 129 apartments of two, three or four room layouts, ranging from 42-square-meter City Apartments to spacious 126-square-meter rooftop penthouses. Luisenpark's own children's day care center and retail facilities are right on the doorstep at ground floor level.

Parkside Houses

Designed by Berlin architectural firm Grüntuch Ernst, the Parkside Houses combine traditional townhouse style with modern innovations. Parkside Houses are directly opposite Luisenstädtische Kirchpark for relaxing views of nature.

Both residences are generously appointed for comfortable living, with underfloor heating, premium fixtures and fittings, floor-to-ceiling windows and a private balcony or terrace in almost every apartment. Residents also benefit from exclusive amenities including a dedicated concierge service, e-commerce parcel station and underground car park with individual charging stations for electric vehicles.
